A realistic account of how a plot purchase actually runs in central Uganda, and where you should slow down.
The seven stages of a purchase
Explore what is available
Start with the road, not the price. A cheap plot two hours from where you live is rarely the bargain it looks like. Filter by road, then by budget, then by documentation type.
Speak to an advisor
Confirm the plot is still available, where exactly it sits within the phase, what the quoted price covers and which documents come with it. Ask for this in writing on WhatsApp so you have a record.
Book a site inspection
Agree a date, a meeting point and how you will travel. Inspections on selected schedules are free. Go when you can see the land properly — not at dusk, and ideally not only in the dry season.
Review the property and the documents
Walk the boundaries and find the beacons. Ask which plot number is yours. Photograph the documents you are shown, note the names and numbers, and take them away to verify independently.
Agree the applicable purchase terms
Price, payment route, timelines, survey and documentation costs, and what happens if either side needs to pause. Terms differ between agreement and titled land — have yours written down before money moves.
Complete the required process
Follow the steps for your land category: the sale agreement, witnesses, any local council involvement, survey work and, where applicable, the transfer and titling process. Keep a receipt for every payment.
Receive the applicable handover documents
Collect the documents that apply to what you bought. Store originals safely, keep digital copies, and tell one trusted person where they are.

Land disputes are almost always avoidable. They come from paperwork nobody read, boundaries nobody walked and money that moved too early.
Your due-diligence checklist
- Confirm what the seller actually holds: a registered title, a mailo interest, a kibanja, or a sale agreement only.
- Photograph every document you are shown and read it away from the site, without anyone waiting on you.
- Verify the plot and owner details independently at the relevant land office or through your lawyer.
- Walk the boundaries and locate the beacons. Ask a registered surveyor to confirm the size you were quoted.
- Ask neighbours and the local council who has used this land and whether anyone has ever claimed it.
- Check for wetlands, road reserves, power-line corridors and any planning restriction on the area.
- Drive the access road yourself, and ask what it becomes after heavy rain.
- Get the full cost in writing: plot, survey, documentation, ground rent, transport and timing.
- Pay only to the company, against a receipt, and keep a record of every transaction.
- Sign nothing you have not read, and never sign a blank or incomplete document.
Questions worth asking out loud
- Which specific plot number am I buying, and where does it start and end?
- Who is the registered owner, and how do I confirm that independently?
- Is a title available for this plot, for the wider parcel, or not at all?
- Is there a landlord, a tenant, a caveat, or an unresolved family interest?
- What is not included in the price I was quoted?
- Who signs on the seller’s side, and what authority do they hold to sign?
- Can I speak to two people who bought on this same estate?
Communicating safely
- Use the contact numbers published on this page and on Century’s official pages. Confirm any payment details by voice before sending money.
- Treat a sudden change of account details, however plausible the explanation, as a reason to stop and call.
- Be wary of urgency. “Only two plots left today” is a sales technique, not a fact you can verify.

The single biggest source of confusion for first-time buyers — and the difference that explains most of the price gap you see between two plots on the same road.

How a remote purchase should run
- Consultation. A call at a time that works in your timezone, covering budget, location, purpose and how quickly you want to move.
- Written shortlist. Three to five plots with price, size, road, district, documentation type and what each price includes.
- Remote viewing. Video from the plot, or an inspection attended by a relative or representative you nominate, who reports back to you directly.
- Independent verification. Your own lawyer in Uganda confirms ownership and searches the records. This step is yours, not the seller’s.
- Written terms. Price, payment route, timelines and costs, agreed in writing before any money moves.
- Payment. Confirm receiving details by voice, on a number published on this site. Pay to the company and keep every receipt.
